International Finance

Below is a an outline of the type of finance we can provide. However, we have other sources of finance for projects ranging from €2 million upwards.

1. Boutique financing house that are a capital raising specialist Property Company who focus on senior debt and mezzanine finance.
2. Finance is sourced from:
I. European Investment companies,
II. Non-traditional banks, and
III. Middle East
3. Typical project finance is where the owner is still in control of the asset but the asset is coming under pressure due to an upcoming bullet repayment.
4. In all cases the debt the owner has to repay is manageable.
5. Typical a 70-85% LTV with 450+ Basis Points (bps) over euribor and a 5 year loan facility.
6. Fees- €10,000 processing upfront and a success based fee on the amount raised and only if it is drawn down of 2%.
7. The countries where finance is achievable are the Benelux Countries (Belgium, Netherlands and Luxemburg), Nordic Countries, France, Germany and the UK.
8. Portugal, Italy, Ireland, Greece and Spain are not of interest unless it is an exceptional case.
9. The case can go from application to drawdown within 3 months.
10. London company FSA and Irish company regulated by the Financial Regulator.
11. Minimum financing 20m, max 850m,
12. What is required in order to analyze an application are the following:
· Description of asset/project
· Most recent professional valuation
· Annual Rent Roll
· Tenant details
· Copy of Lease agreements
· Details of the Asset Manager
· Details of the owner
· Competitive Position
· Current leverage on the building
